Selling A Home
Selling a house can be an emotional process, especially if it is one that you have called home for many years. With my market expertise and extensive list of vendors and resources, I hit the ground running to prepare your property to sell for the highest price, even in tough markets. I start by understanding my clients’ specific situation so I can craft a property preparation plan and listing strategy that meets their needs:
WHY - What is motivating your move? What are your goals and intentions? Do you need to sell in order to buy your next home?
HOW MUCH - Is there a certain amount of money that you need to clear in order to take the next step in your life? I will let you know if. your expectations are in line with the market or not.
WHEN - Do you understand the current market conditions? Is it a buyer’s market or a seller’s market? Is it a good time to sell or would it be advantageous to wait for different market conditions?
WHO - Who will be living in the property when we list it? Who will be the final decision-makers on the offers we receive?
The Process
The process of listing a home can happen quickly or take months of preparation. Every property and client circumstance is different. So I will tailor a plan to your needs and guide you through the process every step of the way.
Step 1 - Listing Consultation
I will give you an overview of the process, market conditions and data for your neighborhood so we can align on your specific timeline and needs.
Step 2 - Make-Ready Work
Repairs and minor renovations may be needed to get the property ready to list. Additionally, we’ll make a plan to spruce up decor, staging/furniture, landscaping, etc. to make the house sparkle.
Step 3 - Document Prep
I will give you a list of documents that will be needed prior to listing so you can gather the information we’ll need.
Step 4 - Coming Soon Marketing
I will enlist one of my preferred photographers to shoot your property inside and out and capture it in its best light. I’ll begin marketing your property before we list it in order to create buzz.
Step 5 - Listing is Live
Once the property is on the MLS, there will be a variety of marketing to drive traffic to the listing and motivate buyers to write an offer.
Step 6 - Offer Negotiations
When offers are received, I will explain the options for how to approach negotiations and negotiate hard on your behalf.
Step 7 - Escrow & Closing
Escrows typically last around 30 days once a property is under contract. I will ensure you know what comes next, each step of the way until we reach the closing table and the funds clear in your bank account.
